Dominium Launches Construction of Evermere at Trinity, North Nashville.
Dominium has marked the start of building Evermere at Trinity, a new affordable housing community in North Nashville. The development sits at 865 West Trinity Lane in the evolving West Trinity Lane Corridor.
Project overview
Evermere at Trinity will deliver 233 affordable apartments. The homes target families earning up to 60 percent of Area Median Income.
Unit mix and site
The community will include 55 two-bedroom units. It will also offer 104 three-bedroom and 74 four-bedroom apartments.
The property occupies a former truck yard. That larger site footprint allowed for family-sized floor plans.
Construction and partners
Dominium launches construction with a team of local and national partners. Local and state officials attended the project groundbreaking.
Architectural and construction partners include Smith Gee Studio, Catalyst Design Group, WD Construction, and Weis Builders.
Funding and affordability
The development uses tax credits under Section 42 of the Low-Income Housing Tax Credit program. LIHTC is the primary federal tool for financing affordable rental housing nationwide.
In exchange for credits, rents will remain tied to the area median income limits.
Amenities and location benefits
Residents will have access to a clubhouse, fitness center, pool, and playground. The site also includes a mail kiosk and a nearby bus stop for transit connections.
Evermere lies minutes from downtown and the East Bank. The location offers easy access to shopping, dining, and entertainment.
