Berkeley Unveils Ambitious Plan for Sutton Regeneration
Berkeley has unveiled an ambitious plan to regenerate a central Sutton site. The proposal targets a former chalk quarry near the town centre.
Project overview
The scheme would cover 5.6 acres. It proposes 1,014 new homes and over 8,500 sq ft of commercial space.
Plans include 1.1 acres of publicly accessible green space. The development is designed as a mixed-use neighbourhood.
Amenity provision
Residents would gain a wide range of on-site facilities. These aim to support daily life and community interaction.
- Gym
- Resident’s lounge
- Co‑working and meeting spaces
- Media room
- Children’s corner
- Pet spa
- Private roof gardens
- Landscaped gardens
Site history and context
The land most recently hosted a B&Q superstore and a two-storey car park. That retail use ended when the lease expired in 2024.
Berkeley intends to reconnect the site with Sutton town centre. The goal is to replace an underused brownfield with active uses.
Developer perspective
Marcus Blake, Berkeley’s managing director, described the proposal as a demonstration of the company’s placemaking strengths. He said the plan would turn a former quarry into a vibrant new community.
Blake highlighted design-led homes, high-quality amenities, good connectivity and significant green space. He also said the development would deliver long-term community benefits.
Filmogaz.com will monitor the project’s progress as plans move forward. Further details are expected as proposals are refined.
