The site sits near the interchange of Interstate 93 and Route 24. It is roughly 15 miles from downtown Boston. The building totals about 112,265 square feet on a 13.48-acre parcel.

The theater opened in 1997. It spanned three levels with 16 screens and more than 2,200 seats.

For decades it served as a super-regional cinema destination. The location benefited from strong accessibility and proximity to major population centers.

Redevelopment prospects

Positioned on Route 139, the site fronts a major commercial corridor. The large footprint and existing infrastructure provide redevelopment flexibility.

Potential uses include retail, entertainment, mixed-use, and other commercial applications. Atlantic noted that re-leasing to another cinema operator remains possible.

But the property’s scale and access to communities south of Boston make it appealing for broader reimagining. The Randolph location was sold for $9M. That sale is paving the way for redevelopment in the corridor.
