Atlantic Capital Partners announced the $9.0 million sale of the former Showcase Cinema property at 73 Mazzeo Drive in Randolph. Randolph’s former Showcase Cinema has drawn regional attention because of its redevelopment potential.
The site sits near the interchange of Interstate 93 and Route 24. It is roughly 15 miles from downtown Boston. The building totals about 112,265 square feet on a 13.48-acre parcel.

Site history and features
The theater opened in 1997. It spanned three levels with 16 screens and more than 2,200 seats.
For decades it served as a super-regional cinema destination. The location benefited from strong accessibility and proximity to major population centers.
Redevelopment prospects
Positioned on Route 139, the site fronts a major commercial corridor. The large footprint and existing infrastructure provide redevelopment flexibility.
Potential uses include retail, entertainment, mixed-use, and other commercial applications. Atlantic noted that re-leasing to another cinema operator remains possible.
But the property’s scale and access to communities south of Boston make it appealing for broader reimagining. The Randolph location was sold for $9M. That sale is paving the way for redevelopment in the corridor.
