The approved master plan, orchestrated by KKR Real Estate Finance Trust and Urban Renaissance Group, aims to redevelop the nearly 30-acre site in Northeast Portland. This plan is set to replace the existing Lloyd Center and its ice rink with a mixed-use development featuring:

  • Over 1 million square feet of office space
  • Approximately 457,000 square feet of retail space
  • More than 5,100 housing units
  • Parking facilities accommodating more than 5,300 vehicles

The Future of the Ice Rink

The Lloyd Center Ice Rink, which opened in 1960 as the nation’s first shopping center ice rink, has hosted over a million visitors in its initial years. Despite its historical significance, it faces closure as part of the redevelopment. Once the rink shuts down, nearby skating options will be limited to facilities in Vancouver and the Winterhawks-managed sites in Sherwood and Beaverton.

Community Reactions and Expectations

The decision has generated mixed feelings among local stakeholders. Although there has been substantial public testimony advocating for the preservation of the rink, commissioners reiterated their limited authority over private property decisions. In conjunction with the Lloyd Center’s transformation, a major music venue is currently under construction within the former Nordstrom building. Expected to open in 2027, this 68,000-square-foot venue will enhance the area’s cultural landscape.
