FTC Distributes $47.2 Million to Consumers Misled by Invitation Homes Fees

The Federal Trade Commission distributes checks totaling more than $47.2 million to consumers misled by certain Invitation Homes fees. The payments follow an FTC lawsuit filed in September 2024.

Settlement and enforcement actions

Invitation Homes agreed to a settlement requiring a $48 million turnover to compensate harmed renters. The company must also change leasing disclosures and security deposit practices.

The order demands clear lease pricing. It also requires new policies for fair handling of security deposit refunds.

Allegations in the complaint

The FTC said Invitation Homes deceived applicants about total lease costs. The agency alleged the company charged undisclosed fees for services like smart home technology and utility management.

Other alleged practices included failing to inspect homes before move-in. The complaint also claimed unfair withholding of security deposits for normal wear-and-tear, preexisting damage, and renovations.

Who qualifies for a payment

Eligible consumers paid $45 or more for covered fees between January 2021 and September 2024. People who already received a credit or refund from Invitation Homes are not eligible.

The refund administrator will send checks to 444,131 affected consumers. Recipients should cash their checks within 90 days, as shown on the check.
