UK Greenlights Major AI Data Centre Approval
The UK is moving forward with a significant investment in artificial intelligence infrastructure. A major AI data centre, named Elsham Tech Park, has received approval for construction. This ambitious project aims to create a facility covering more than 1.5 million square meters, divided into 15 data halls.
Project Overview
The Elsham Tech Park is projected to cost around £7.5 billion, making it one of the most extensive digital infrastructure initiatives in the UK. The facility will target a substantial IT load of 1,000 megawatts, focusing on meeting the growing demands of AI and cloud computing technologies.
Location and Scale
Located on a 176-hectare site formerly occupied by the RAF Elsham Wolds airfield, the development will incorporate a range of technological and energy resources. A key feature will be a new energy center capable of generating up to 49.9 megawatts on-site.
Comprehensive Infrastructure
- Battery storage compound
- Substations
- District heating plant
- Flexible commercial space
Additionally, the master plan includes provisions for energy-intensive greenhouse agriculture. This innovative approach aims to repurpose the excess heat generated by servers for food production.
Economic Impact
The project is expected to generate significant employment opportunities. During its construction phase, it could support between 2,600 to 3,600 full-time equivalent jobs each year, both on-site and off-site.
Timeline
Construction is set to commence in 2027, with the first phase of the Elsham Tech Park expected to open by 2029. The buildings within the campus will vary in height from 7 meters to 23 meters, complemented by extensive landscaping.
Design Features
To minimize visual impact, the development will incorporate landscape bunds up to 10 meters high and will include woodland planting belts. A new primary access route will be built from the existing industrial estate.
Budget Breakdown
| Element | % of Total Cost Estimate | Cost (£ million) |
|---|---|---|
| Building shell | 14% | 1,081 |
| Electrical systems | 45% | 3,430 |
| HVAC/mechanical/cooling | 21% | 1,566 |
