City Council Approves 800 Granville Project, Vancouver’s Times Square

The Vancouver City Council has taken a momentous step by approving the rezoning application for the long-planned redevelopment of 800 Granville. This project, situated in the Granville Entertainment District, aims to transform the area into a bustling urban hub.

About the 800 Granville Project

Developed by Bonnis Properties, this project encompasses an expansive site at the southeast corner of Granville and Robson Streets. It includes properties from 800 to 876 Granville St. and features the historic Commodore Building, home to the Commodore Ballroom and Billiards.

  • Preservation of Heritage: The Commodore Building will be fully preserved. Its performance venue and basement billiards will remain intact.
  • New Towers: The plan includes two high-rise towers, rising 38 and 42 storeys, with a combined height of 440 ft.
  • Rental Housing: The development will feature 523 secured rental homes, including 450 market units and 73 below-market studio apartments.
  • Commercial Space: Over 130,000 sq. ft. dedicated to multi-level retail and restaurants will enhance the district’s vibrancy.

Project Evolution

The concept for 800 Granville has evolved since its inception in early 2021. Initially focused on office space for tech firms, it has now shifted to prioritize residential and commercial uses based on market demands.

In March 2025, the revised application was submitted. It reflects a pivot away from the original office-centric model, now emphasizing rental housing and hotel components, in response to the weakening office market.

Transformational Impact on Granville Street

This redevelopment is expected to serve as a catalyst for the revitalization of the Granville Strip. The broader Granville Plan aims to enhance the entertainment district, even envisioning a car-free, pedestrian-focused environment in the future.

Public officials acknowledged the project as essential for rejuvenating Granville Street. The enhancements will not only draw new visitors but also boost local businesses and cultural activities.

Community Benefits

  • Enhanced public spaces and pedestrian environments.
  • New cultural attractions to enliven the area.
  • Contribution to local safety through increased foot traffic.

Architectural Features

The design, led by Perkins&Will, incorporates sustainability and modern aesthetics. It includes state-of-the-art building envelopes and noise insulation measures to ensure a comfortable living environment.

Additional community features include:

  • Outdoor restaurant patios and event spaces on the rooftop of the base podium.
  • A hotel with over 100 guest rooms to encourage overnight stays.
  • Improvement and upgrades to the Commodore Ballroom to accommodate modern performance logistics.

The Vision for Granville Street’s Future

With the approval of this significant project, 800 Granville holds the promise of revitalizing the cultural and social landscape of downtown Vancouver. The intersection of Granville and Robson may soon evolve into a vibrant hub akin to Vancouver’s version of Times Square, featuring dynamic signage and an energetic atmosphere.

Construction is expected to commence soon, with efforts in place to minimize disruption. Bonnis Properties is keen to expedite the process and deliver a quality environment that emphasizes both heritage and modernity.
