City Greenlights Water, Sewer Expansion for New West-End Neighborhood

The Ontario Land Tribunal has approved an extension of municipal water and sewer services in Sault Ste. Marie. This decision allows for the development of a new neighborhood to the west of Chippewa, Atwater, and Amherst streets.

Expansion of Urban Services

On January 30, the tribunal’s ruling characterized the extension as a minor adjustment to the city’s urban service boundary. However, it opens the door for a significant mixed-use development comprising 358 residential units, commercial areas, and a public park.

Development Details

  • Location: 0 Chippewa St., approximately 15 hectares.
  • Developer: Mamta Homes, a family-owned business based in Brampton, founded in 2015 by Harjinder Kang.
  • Completion Timeline: Project expected to be completed in three to five years.
  • Housing Types: Will include singles, townhouses, and mid-rise apartments.

The site is situated on the city’s urban settlement boundary, adjacent to the Broadview Gardens neighborhood. The development will complement this area with compatible housing options.

Infrastructure Improvements

As part of the project, utilities such as water and sewage lines will be extended westward at the developer’s expense. The city’s engineering department has confirmed that the current sanitary sewer system can accommodate the new developments. Additionally, PUC Services Inc. has certified that existing water lines have sufficient capacity.

A grid-like street network is planned, ensuring efficient access throughout the neighborhood. Sidewalks will be installed on both sides of the public rights-of-way and on one side of private roads within condominium blocks. This design reflects expected lower volumes of vehicular traffic and aims to enhance pedestrian safety.

Future Community Planning

Two five-story apartment buildings are proposed on the western edge of the property, which will serve as a transition into the surrounding environment. This strategic placement will help define the neighborhood’s boundary along Bennett Creek while supporting the city’s growth objectives.

The approval of this project signifies a major step towards expanding municipal infrastructure, providing essential services to a growing community in Sault Ste. Marie.
