Sydney’s Old Fish Market to Become 35-Storey Towers and 1,400 Homes

The redevelopment of Sydney’s Old Fish Market site is set to transform the area with the construction of 1,400 homes and 35-storey towers. This ambitious project, expected to begin in 2024, has sparked excitement and concern among residents and officials alike.

Project Overview

  • Location: Old Sydney Fish Market, Pyrmont
  • Expected Completion: First homes by 2028
  • Total Homes: 1,400 residential units
  • Building Height: 35-storey towers
  • Affordable Housing Contribution: 7.5% of developed floor space

Government and Planning Support

Planning and Public Spaces Minister Paul Scully announced that the waterfront area was rezoned last year to allow for the construction of these homes. About 100 units will be located on privately owned land, adjacent to the site.

Scully emphasized the site’s central location, outlining its proximity to the Central Business District (CBD), public transportation, and amenities, making it ideal for housing development.

Community Features

The project plans to create significant public spaces, including:

  • A generous foreshore promenade
  • An overwater boardwalk
  • Community-focused areas like a skate park and kayak storage

The design aims to incorporate parts of the old buildings, contributing to the unique character of the new development.

Concerns from Local Residents

However, local residents, including former Pyrmont Action Group convenor Elizabeth Elenius, express concerns over the project’s impact on local infrastructure. Elenius highlighted the potential for increased congestion due to a large influx of new residents.

Additionally, Sydney MP Alex Greenwich advocates for including housing options for critical workers. He believes the development should cater to those essential workers who support the community, such as police and healthcare professionals.

Future Developments in the Area

The Blackwattle Bay precinct is also set to undergo changes, with plans to construct 7,300 new homes in total. The City of Sydney Council is planning for 4,800 new homes surrounding Pyrmont, reflecting a broader trend towards urban residential development.

Construction is expected to continue over the next six to eight years, with significant implications for the community and infrastructure in Pyrmont and surrounding areas.
