Senior Living Complex Targets Southern Nevada’s Affordable Housing Challenge
Filmogaz.com reports a new affordable housing community opened in the Las Vegas area to serve residents age 55 and older. The development aims to expand lower-cost housing options for seniors on fixed incomes.
Project overview
The community, named Heirloom at Rome, contains 276 apartments. Units are one- and two-bedroom layouts.
Rents run from $937 to $1,354 per month. Utilities are included in the rent.
Services and design
The site sits adjacent to a Costco, making it easy to visit by shoppers. The location has drawn casual interest from neighbors and families.
A doctor’s office on-site offers wellness checks. Shared spaces include a pool, gym and business center.

Housing formats
In addition to apartments, the property includes tiny homes. These units appeal to residents seeking alternatives to standard apartments.
Eligibility and management
The development is managed by Ovation. Applicants must meet income limits to qualify.
Ovation’s chief operating officer, Jess Molasky, said qualifying incomes range from $38,000 to $48,000. The community targets residents most at risk of housing instability.
Context and need
Statewide data show a severe shortage of affordable rentals. The National Low Income Housing Coalition reports only 16 affordable and available rental homes exist for every 100 extremely low-income renter households in Nevada.
In 2023, the Nevada Housing Coalition estimated about 500,000 seniors lived in the state. Roughly 26 percent of those seniors were classified as extremely low-income.
The Senior Living Complex responds directly to Southern Nevada’s Affordable Housing Challenge. Organizers say stable housing improves health and social outcomes.
